Rental Guidelines

 
  • • The head of household must be 18 years of age or older and all occupants over the age of 18 must complete an application.

    • The maximum number of occupants per unit is:

    1 Bedroom – 2 People (max of 3 with $60.00 extra occupancy fee per month).

    The Dude, The Spiffy, The Zippy, and The Wowzers.

    1 Bedroom/Office – 2 People (max of 3 with $60.00 extra occupancy fee per month).

    The Nifty and The Stellar.

    2 Bedroom/Office – 3 People (max of 4 with $60.00 extra occupancy fee per month).

    The Casanova.

    • Minimum of six (6) months verifiable employment history.

    • Minimum of six (6) months verifiable rental history. Also must be clear of any lease violations.

    • Gross income of 3 times the amount of monthly rent.

    • Credit report processed.

    Any credit score under 550 will require a minimum deposit of $1,000.00.

    An applicant with no credit and no rental history will be required to pay a double deposit minimum.

    • Must have given a Notice of Intent to Vacate to previous landlord and rent paid until end of residency.

    • No indication of repeated tendencies towards violent acts or illegal activities.

    • If applicants do not meet the above requirements, then a co-signer, increased security deposit, or pre-payment of lease could be required.

    • In the selection of applicants, Manhattan Management will not discriminate based on race, color, sex, age, national origin, religion, handicap, marital status, familiar status, and equal opportunity laws.

  • Management must receive the following items before your application can be processed.

    1. A completed application from each prospective resident.

    2. A copy of each applicant’s photo ID.

    3. A copy of each applicant’s two most recent pay stubs or other income verification.

    4. Phone numbers to verify employment and rental history.

    5. If applicable, the above information will also be required by the co-signer(s).

    6. All rejected and/or cancelled applications are destroyed immediately.

  • We understand that moving can be a stressful time; therefore we are striving to do our best to make your move an easy one. Below are some helpful numbers to assist you in your move.

    ELECTRICITY: From the day you sign your lease you will need to provide the rental office with the OG&E account number. You will need to provide your account number to the rental office to be kept in your resident folder. For Electricity Call Oklahoma Gas and Electric: (405) 272-9741

    WATER/TRASH/SEWAGE: The charge for water, trash, and sewage will be based on apartment size and will be a flat rate that will be paid to the office along with your monthly rent. Monthly amounts will be: $48 for a one bedroom / two (2) occupants, $55 for a one bedroom office with an extra occupant / three (3) occupants, or $61 for a two bedroom office with extra occupants / four (4) occupants.

  • All Residents must provide Cimarron Terrace Apartments with proof of a minimum of $300,000 in liability insurance prior to move in and/or renewal.

    The policy should include the following;

    • Coverage must be for at least $300,000.00 in liability

    • The community and its address must be detailed as the location of residence insured:

    Berk Cohen and Associates dba Cimarron Terrace Apartments 1810 N. Harrison Shawnee, Ok 74804.

    • The terms of the coverage must be at least the length of the lease term.

    • The policy must have a clause stating that Cimarron Terrace Apartments will receive a 30-day notice prior to termination.

    • The resident must provide the community proof of insurance in the form of an insurance certificate, policy document, or policy declarations page.

    • Proof of the necessary insurance must be received prior to issuing apartment keys.

  • Please be advised that it takes approximately 45 minutes to sign all necessary paperwork, do a move-in inspection, and receive the keys to your new home. All leaseholders and co-signers must be present before keys will be given.

    (APPLICATION FEES, DEPOSITS, AND 1ST MONTH’S RENT, ETC.)
